Rental Screening Criteria…
Note: Applicants are required to pre-screen themselves with the following criteria to make sure you are in agreement with the rental policies meet the requirements listed below. If you do, then we encourage you to fill out the rental application!
The Application Process: We are committed to equal housing. Approval is based on the following main factors:
Credit History/Employment Verification & History/Income Verification/Rental Verification & History/Criminal Background Check
Identification: Each applicant is required to provide a Government issued photo ID.
Income Verification: Income should be at least three (3) times the monthly rent & verifiable from employer pay stubs, tax returns and/or bank statements.
Employment: We require verifiable employment history for at least 2 years.
Residence History: We require verifiable residence history of at least two (2) years whether you currently own or rent.
Credit History: We will obtain a copy of your tenant credit score from Tans Union. Credit history should show that the resident has paid bills on time & doesn’t have accounts that have gone into collections or money owed to a previous landlord or utility companies. Any tenant score under 615 may be scrutinized and under 500 declined.
Criminal History: We will check databases for any criminal backgrounds of all types.
Notice to all Applicants: NO SMOKING is permitted inside the home or garage. We have a NO PET policy.
School Boundaries: It is the duty of the applicant to verify school boundaries. Contact the local school district if this is a concern for the home you would like to rent.
Application Approval: After receiving application and processing all information needed, potential tenant will be updated via email. Approved applicants will receive further instructions via email. Upon approval we will set up a viewing of the home, set move-in date, sign lease and receive payments.
